The $6.85 million Hyde Park property also comes with multiple residences, art studios and a collector-grade gallery — with another 84 acres available next door.

For anyone whose version of a country house requires considerably more room than a backyard — and perhaps a few dozen horses — this Hudson Valley property has scale to spare.

Edition Farm South, a 114.12-acre estate at 78-90 Spooky Hollow Road in Hyde Park, New York, has come to market for $6.85 million with Byron Anderson and Candy Anderson of Compass.

At its center is an 1870-built residence that has been extensively renovated, but the house is only one piece of a much larger property.

Multiple barns contain more than 35 horse stalls, while watered paddocks, winding trails and century-old stone walls spread across the acreage.

The existing infrastructure gives the property the bones of a substantial equestrian operation, with room for riding as well as hiking, biking and simply disappearing into the landscape.

The main residence has three bedrooms and 3.5 bathrooms, with an adjacent one-bedroom, one-bath guest suite bringing the primary living setup to four bedrooms.

Inside, the historic house has been updated for contemporary living while retaining the character expected from a Hudson Valley country property dating back more than 150 years.

But this isn’t an estate where everyone has to stay under the same roof.

Three additional residences on the grounds provide a combined five bedrooms and four bathrooms, creating independent accommodations for guests, caretakers or staff.

That collection of buildings makes the property particularly adaptable as a family compound, working equestrian estate or large-scale country getaway.

The barns are perhaps its most obvious specialty.

With more than 35 stalls already in place, the property offers considerably more equestrian infrastructure than a typical country estate. Numerous watered paddocks sit throughout the grounds, while a network of trails winds through the acreage alongside old stone walls.

Those trails also make the land useful well beyond horseback riding.

The more than 114 acres can support hiking, cycling and other outdoor pursuits without ever requiring residents to leave the property.

There is also an unexpected creative side to the estate.

Dedicated art studios and office spaces are included, along with visitor restrooms and a collector-grade gallery finished with polished concrete floors.

The gallery is heated and cooled and comes with a catering pantry, making it suitable for displaying a significant collection, hosting events or functioning as a more polished workspace.

Despite the sheer acreage, the estate isn’t especially remote by Hudson Valley standards.

Rhinebeck and Millbrook are both less than 20 minutes away, putting restaurants, shops and cultural destinations within relatively easy reach.

The property also sits near two major hospitality projects expected to add even more attention to this part of the Hudson Valley: the forthcoming Soho House and One&Only.

Still, the appeal here is largely what happens once the gates close.

More than 114 acres create substantial separation from neighboring properties, with residences, barns, paddocks, trails and workspaces spread across the land rather than concentrated around a single house.

And buyers who somehow find 114 acres insufficient have another option.

Edition Farm North, an adjoining 83.74-acre parcel, is separately available for $2 million.

That property consists largely of rolling pastoral land, with additional paddocks and run-in sheds already in place.

Purchased together, Edition Farm North and South would create an approximately 198-acre holding — enough land to dramatically expand the equestrian operation, create an even larger private compound or simply ensure that the surrounding countryside stays exactly that.

At $6.85 million for the southern estate alone, though, the property already offers something increasingly difficult to find within reach of New York City: an updated historic home, multiple additional residences and enough horse stalls to turn a weekend place into a serious Hudson Valley operation.
