Buy something brand-new and give up the mature trees, generous lots, and established neighborhood character that define the area’s most desirable streets. Or purchase an older home and take on a renovation project of your own.

This newly listed Hedwig Village estate offers a third option.

Located at 11407 Holidan Way and listed for $3.349 million with Dana Johnson of Douglas Elliman, the home began life in 1963 but has spent the last decade quietly reinventing itself into something that competes with new construction while retaining everything buyers love about older Memorial-area properties.

And this wasn’t a cosmetic refresh.

The original renovation, completed in 2013 and 2014, took the house almost entirely back to its bones.
