In the wealthy beach city of Encinitas in Southern California, a newly listed oceanfront mansion is making waves.

Priced at a hefty $24,850,000, the property at 1230 Neptune Ave is by far the most expensive home in the affluent San Diego suburb — and for good reason.

The recently completed, 7,089-square-foot home represents the last opportunity of its kind for an oceanfront residence on the California coast, due to revised regulations that limit the sizes of oceanfront new builds.

This means its lucky future owner will get to enjoy a large, newly built oceanfront mansion with direct beach access that’s twice the size of any future Encinitas house built on a lot of this size. And they’ll likely set a new record for Encinitas with their purchase, as the current record-holder sold for a little over $16 million.

A $25M bluff-top estate in Encinitas

Consisting of a 7,089-square-foot home with 4 bedrooms and 7.5 baths, a state-of-the-art home theater, a yacht-inspired bedroom, gym and sauna facilities, and a sundeck built into the bluff, 1230 Neptune Ave sits right above a secluded beach in Encinitas — and enjoys direct beach access and unobstructed ocean views.

The property is listed with Khaki Wennstrom, founder of Métier Maison, a newly launched luxury real estate marketing platform.

Due to strict Coastal Commission regulations, new rules now limit the construction of new builds on a lot the size of this property to a little over 3,000 square feet. This makes 1230 Neptune not just unique but exceptionally rare, given that it offers 7,000+ square feet of new construction with direct beach access.

Developer Peter Keserovich emphasizes, “Given the current rules and regulations with the Coastal Commission, I believe there will be no “new oceanfront construction” with private beach access like this in the foreseeable future.”

Elevated 65 feet above sea level

Additionally, with new regulations addressing sea level rise and planned retreat, most properties in the area are affected. However, 1230 Neptune stands unaffected due to its elevation of over 65 feet above sea level, which only adds to its value.

Developer and current seller Peter Keserovich purchased the 10,018-square-foot lot in 1997, well before sea level rise regulations went into effect in 2012.

As such, he had considerably more wiggle room to erect a home of this size and started building the modern structure in 2014. The Encinitas house took almost a decade to complete.

Despite recent changes by the National Association of Realtors regarding broker compensation, Khaki Wennstrom and her newly founded luxury real estate marketing firm, Métier Maison, are dedicated to upholding fairness by honoring a 2.5% buyer commission on this listing.

Poised to set a local sales record

If 1230 Neptune Ave sells for the full asking price (or even close to it), the property will unseat a $16.25 million record set by a neighboring property known as Crescent House. Also located on Neptune Ave, the Crescent House was designed by famed modernist architect Wallace Cunningham and was prominently featured in HBO’s hit Westworld series.
