A waterfront estate on Miami’s coveted Venetian Islands has closed for $48.5 million, setting two new records on San Marco Island.
The 10,689-square-foot home at 1413 N Venetian Way is now both the largest residence ever sold on the island and its highest-priced sale, according to information provided by the brokers involved in the deal.
San Marco is one of the eight Venetian Islands stretching across Biscayne Bay between Miami Beach and mainland Miami.
Samantha Curry, executive director of luxury sales at Douglas Elliman, represented the undisclosed buyer, while Matthew Crane of Compass represented the seller.
The sale works out to approximately $4,537 per square foot — a notable figure considering the sheer size of the property and its waterfront position.

The seven-bedroom, 7.5-bath residence spans 10,689 square feet of interior space, with another roughly 8,000 square feet of understory area that can accommodate as many as 10 vehicles.
It sits on a 13,382-square-foot lot with 103 feet of waterfront and was designed around expansive bay and downtown skyline views.
A 70-foot knife-edge swimming pool and spa anchors the outdoor space, joined by an elevated waterfront terrace and rooftop deck.
The home also includes dual display and staff kitchens, a private theater and an elevator.

Interior finishes include Boffi kitchens and bathrooms, Ornare closets and lighting by Apure and Lumifer.

The boating infrastructure is equally substantial.
A 14-foot seawall runs along the waterfront, while a deep-water dock is designed to accommodate a large yacht. The property also has a 30,000-pound boat lift.
For Curry, the deal adds another major closing to a busy 2026. She has recorded $344 million in transaction volume so far this year and $1.75 billion in career sales, according to figures provided with the announcement.

But the biggest number attached to this transaction is still the sale price itself.
At $48.5 million, the closing establishes a new benchmark for San Marco Island — and does so with the largest home ever sold there.
