Finding a home directly on the sand in Montecito is hard enough. Finding one for less than $10 million is even tougher.

A newly listed Miramar Beach property is asking $7.595 million and, according to the listing team, is currently the only beachfront home available in the area below the eight-figure mark.

The property sits right on the sand, with the Pacific essentially functioning as its backyard.

What makes the home particularly interesting is its current setup.

Rather than one conventional residence, the approximately 1,550-square-foot property is configured as a duplex containing two separate one-bedroom, two-bath homes.

Each has its own private entrance, making the arrangement useful for extended family, guests or buyers who want to keep part of the property separate.

But the configuration doesn’t have to stay that way.

The two residences could potentially be converted back into a single-family home, giving a future owner the option of creating one larger beachfront cottage instead.

The location also puts the property only minutes from Rosewood Miramar Beach, giving owners easy access to the hotel’s restaurants, spa and resort amenities without giving up the privacy of a standalone home.

That direct placement gives the house an increasingly rare quality in Montecito, where oceanfront opportunities tend to command much higher prices.

At $7.595 million, the property offers a different proposition from the sprawling estates more commonly associated with the area: less house, but a front-row seat to the Pacific.

And whether the next owner keeps the two-home setup or combines everything back into one, that part of the floor plan won’t change.

The beach is still the backyard.
