A newly built, six-bedroom estate on Davis Islands has recently popped up on the market for $21 million, a price point that makes it the most expensive house publicly listed for sale in the entire Tampa Bay area.

Touted as a modern coastal masterpiece, the property sits on one of the largest bayfront parcels in the area, offering 110 feet of bay frontage and unparalleled views of Tampa Bay.

Developed by Joel Kassewitz — the husband of Tampa Bay Buccaneers co-owner Darcie Glazer Kassewitz — with an eye toward establishing a new benchmark for luxury in Tampa, the property at 96 Martinique Ave. is the pinnacle of waterfront living.

Built by Boss and Mennie Luxury Homebuilders, the estate spans over 9,442 square feet of living space under air, with a total area of 19,644 square feet, including a massive garage level capable of accommodating 10+ cars.

To make way for the generously sized spec house, Kassewitz and his wife bought two neighboring homes (94 and 96 Martinique Ave.), which they razed entirely — and were even considering using the lot to build their own dream home.

But they soon realized the potential of the waterfront location and instead built an ultra-luxurious home to rival those in more sought-after Florida markets.

“We’re in the early innings of Tampa becoming a peer to Miami or Palm Beach,” Joel Kassewitz told the Tampa Bay Journal (paywalled article).

“I spent 10 years in Palm Beach. It was nothing like it is now when I moved there in 2004, and 20 years later, it’s like Wall Street South. The way I see it, Tampa is right behind them.”

The estate’s architectural prowess is also evident in its adherence to the latest building codes, featuring concrete block/piling construction, impact windows/doors, and FEMA-compliant elevated living spaces to mitigate flood risks.

Located in the coveted community of Davis Islands

The location doesn’t leave much to be desired either.

Davis Islands, the affluent residential neighborhood located on two islands in Hillsborough Bay, is renowned for its blend of luxurious living and community spirit.

Residents have access to exclusive amenities such as a sailing and yacht club, private airport, tennis complex, and more. The sense of a tight-knit community is palpable, with a “main street” feel in the Davis Islands Village, offering dining, shopping, and easy access to downtown Tampa’s attractions.

The exclusive Davis Islands are no strangers to high-profile residents. NFL quarterback Tom Brady and MLB icon Derek Jeter have both lived here.

Holding the keys to the newly built home, along with the opportunity to own a significant piece of Tampa Bay’s waterfront rests in the hands of Jennifer Zales of Coldwell Banker Realty Tampa and Toni Everett of Toni Everett Co. — who share the listing.
