Continuum launches its first NYC condo building in years with The Morgan in Midtown

After years focused on marquee developments in South Florida, Continuum Company is back in Manhattan.

The developer behind landmark projects including Madison Square Park Tower, CitySpire, and Continuum South Beach has officially launched sales for The Morgan, an 18-story boutique condominium rising at 38 East 35th Street between Park and Madison Avenues.

The project marks the firm’s first New York City residential development in several years and follows its recent expansion in Florida with Continuum Club & Residences and Continuum 12000 Sport & Wellness Residences.

Developed in partnership with Aksoy Holding, The Morgan brings 137 residences to one of Midtown’s most central neighborhoods, with pricing beginning at $975,000.

A quieter take on Midtown living

Rather than competing with Manhattan’s growing collection of soaring glass skyscrapers, The Morgan takes a more intimate approach.

The building was conceived around the feel of a private members’ club, emphasizing thoughtful design, hospitality-inspired amenities, and a greater sense of privacy than is often found in larger residential towers.

Positioned between Park and Madison Avenues, the development places residents within walking distance of Bryant Park, Madison Square Park, NoMad, and Grand Central Terminal while maintaining a more residential atmosphere along East 35th Street.

Architecture inspired by classic New York

Designed by INC Architecture & Design, The Morgan draws inspiration from the proportions and materiality of classic New York apartment buildings while presenting a distinctly contemporary expression.

Instead of relying on an all-glass façade, the architects created a building with greater depth and texture that feels rooted in the neighborhood.

The result is a residence designed to age gracefully alongside Midtown’s historic streetscape rather than stand apart from it.

The Morgan will offer 137 residences ranging from studios to three-bedroom homes, along with a limited collection of nine premium residences that include duplex layouts, expansive private terraces, and a garden duplex.

With oak flooring, custom wood cabinetry, and high-end appliances

Inside, the homes feature white oak flooring, custom wood cabinetry with tambour detailing, quartzite countertops, and integrated Miele appliances.

Large windows maximize natural light, while select residences feature ceilings reaching up to 13 feet, creating an added sense of volume rarely found in Midtown condominiums.

Club-inspired perks

More than 10,000 square feet of amenities reinforce the building’s hospitality-driven concept.

Designed by Paul Duesing Partners, the shared spaces incorporate warm materials, custom white oak detailing, and layered interiors that encourage residents to linger rather than simply pass through.

Including a full-floor amenity suite

The centerpiece is The Conservatory, a skylit indoor-outdoor gathering space designed to accommodate everything from casual afternoons to larger social events.

Sales are underway for the Midtown building

Construction is currently underway, with completion expected in late 2027.

Pricing begins at $975,000 for studio residences and reaches $3.995 million for three-bedroom homes, while pricing for select duplexes and penthouses with private outdoor space will be released upon request.

The Morgan is exclusively represented by Corcoran New Development, led by Noble Black and Nick Riback, with a sales gallery now open at 35 East 35th Street, adjacent to the future building site.
