On the southwest coast of Florida, a character-rich home with standout designer interiors and a whole suite of outdoor amenities (including tennis, bocce courts, and two boat docks) is looking for new owners.
Listed for $6,950,000, the private, gated estate is nestled along the serene shores of Captiva’s renowned Roosevelt Channel — surrounded by unspoiled nature.
But believe it or not, that’s not the home’s chief attribute.
The lovely two-story home boasts sophisticated, elegant interiors that set it apart from most glossy white, glass-clad newbuilds we’re seeing nowadays. And the refined interiors make a lot more sense once you hear that they were the product of a designer who worked on the interiors of the Getty Museum.

Over 3 acres of unspoiled coastal land

“16475 Captiva Drive is a truly rare offering — over three acres of unspoiled coastal land paired with a beautiful, character-filled home,” says listing agent Brittany Skotak, who reps the property alongside Bryan Sereny, both with Douglas Elliman.
On the market for $6,950,000, the Captiva Island property spans 3.56 acres, and consists of a 3-bedroom main house, a 3-car garage with a workshop, plus ample outdoor spaces, water frontage, and a series of cool amenities (including a private wellness center and a rooftop hot tub).

Anchored by a character-rich home with European influences
The property is anchored by a character-filled home with refined interiors — courtesy of designer James Mohn.
“The scheme of the house is based on historical Lowcountry homes, characterized by low hip roofs, shady porches, and generously proportioned windows and doors,” Mohn says, before highlighting the elegant symmetry and quiet grandeur of the beautiful structure.
“Lowcountry homes infuse gracious European influences with the shade and lofty scale needed in warmer climes. The shape and location of the house allow the tennis court and garden to shine, making indoors and outdoors equal partners in the experience of the property.“

With interiors by the same designer who worked on the Getty Museum
Trained as an architect, James Mohn spent his formative years working in some of the most renowned architectural practices in the world, including Richard Meier & Partners, Skidmore, Owings & Merrill, and B Five Studio, where he developed a dual interest in architecture and interior design.
Among his most notable achievements, Mohn worked on the Getty Museum with Richard Meier Partners — the celebrated architecture firm headed by Richard Meier, the architect of record on that impressive project.
James designed interior spaces in the famed museum building, as well as conservation labs, and galleries.

A sophisticated aesthetics throughout, with rich details and timeless appeal
The designer’s elegant touch is visible throughout the 3,258-square-foot house.
The custom-built home features rich wood flooring, soaring beamed ceilings, and a grand beacon tower that floods the great room with natural light. A cozy gas fireplace adds warmth, while the gourmet kitchen, formal dining room, dedicated office, and wood-accented den provide refined living spaces.
Accessibility has also been taken into account, as the home’s staircase features a chair lift.

Bay windows and skylights bathe it in natural light
“The bay windows in the dining room and the home office provide commanding views of the garden, and let in gentle, leaf-filtered light throughout the day,” Mohn tells us.
“The skylights ensure the great room has a light and airy feeling at all times. Three cupolas and a skylight provide additional air and light.”

There are two grand en-suite bedrooms
Two grand ensuite bedrooms serve as luxurious retreats, each with a morning bar, sitting area, and private laundry closet.

With a dedicated wellness wing
While “the vision for the house was to be a platform for all the forms of outdoor recreation Florida is famous for,” according to the designer, “wellness and recovery are part of the picture too with an indoor plunge pool and sauna, rooftop jacuzzi, and fire pit near water’s edge.”
The property features a private wellness center that includes an indoor lap pool surrounded by travertine marble, a fitness room, and a personal sauna.

And an entire suite of outdoor amenities
But it’s the outdoor amenity line-up that makes the home stand out.
Taking in the warm Florida weather, the sun-soaked property spans 3.56 acres, with several cool outdoor features — and ample space to add more — plus water frontage.

A home designed for an avid sportsman
According to designer James Mohn, “the home was designed for an avid sportsman, with tennis court, boat docks, bocce court and putting green. The tennis court has easy access to a ground floor kitchen, as well as a shaded loggia where matches can be watched.”
“There’s also a court side gazebo where players can rest in the shade with a cool drink.”

With two private boat docks with lifts
For boating enthusiasts, two private docks with lifts — one of which covered — provide direct access to the Bay and Gulf for world-class fishing and boating.

Can be expanded into a grander retreat
Talking about the ideal buyer for this idyllic Florida property, agent Brittany Skotak points out that “it’s perfect for someone who values privacy, nature, and the relaxed elegance of Captiva Island. Whether enjoyed just as it is or expanded into an even grander retreat, opportunities like this simply don’t come along often.“
