One of Miami’s oldest neighborhoods is getting an influx of new builds — meant to attract more modern-minded buyers.

After a newly built, $25 million mansion surfaced on the market in Coconut Grove just a couple of weeks back, we’re now getting word that another ultra-modern 21,000-square-foot mansion will soon be taking shape in the historically rich enclave.

The spec mansion is listed for a hefty $60 million and will be built on an oversized waterfront lot, featuring views of Biscayne Bay and a spectacular contemporary design by the artistic-minded architecture studio Thirlwall Design.

Oh, and did we mention it comes with its own mangrove forest?

A 21,000-square-foot mansion with futuristic design

Located at 3373 Poinciana Drive, in the heart of Coconut Grove, the modern mansion is being built on a property long owned by the late James Kaufman, the co-founder of one of the biggest accounting firms of South Florida — Kaufman & Rossin.

The Coconut Grove estate has been reimagined by Thirlwall Design, a standout architecture firm that’s as much design-oriented as it is art-focused. They envisioned a massive 21,000-square-foot residence for the lot, with a contemporary, almost sculptural-like design.

While the conceptual plans have been drawn up, it’s worth noting that the designs have not yet been approved and that the future buyer must complete plans and permits. Construction is estimated to cost $25,000,000, and there’s also the option to buy the land (sans the contemporary mansion) for $34,950,000.

Fitting for a property of this caliber, the amenity list runs long, and covers everything from a 2,000-square-foot wellness center to a Japanese-inspired meditation garden and a 22,000-square-foot strip of mangrove forest that leads out to the bay front.

But the home’s most impressive addition will be the glass-enclosed, below-grade car gallery that can comfortably fit a collection of 14+ cars.

The planned residence offers an impressive 21,000 square feet of living space, with 10 bedrooms and 12 baths, and an open floor plan blending elegance with wide-ranging amenities.

This includes a 2,000-square-foot gym and spa sanctuary — with a sauna, a steam room, cold plunge, and treatment rooms — with a hair salon, home theater, games room, and an office suite rounding out the indoor amenity list.

Outside, the spec mansion will have a detached private guest suite, a padel tennis court, the above-mentioned climate-controlled car gallery, and private protected dockage.

Listed with Julian Johnston of The Corcoran Group, the property is being sold with three separate folios for a combined 106,000 sq/ft and the land can be purchased for $34,950,000 or $60,000,000 on completion of the home.
