Sprawling 150-acre ranch in scenic Big Sur lists for a staggering $100 million

Known as "Heart of Rancho Rico," the massive estate faces the Pacific Ocean and has three homes and its own private beach. It also has a staggering $100 million asking price, which means it has all the potential to become Big Sur's first nine-figure sale. And set a new record for Monterey County in the process.

A larger-than-life property located 30 miles south of Carmel-by-the-Sea and within walking distance of the Big Sur community has just landed on the market — with a bang.

Known as “Heart of Rancho Rico,” the sprawling 150-acre estate in Big Sur, California, has a staggering $100 million asking price, which means it has all the potential to become Big Sur’s first nine-figure sale. And set a new sales record for Monterey County in the process.

Looking to change owners for the first time in 60 years, the property is fittingly listed with the area’s top producer, Tim Allen of the Tim Allen Properties Team, who just a few months back set a new county record with the $45 million sale of a Pebble Beach house set on the 18th hole of the famed Pebble Beach Golf Links, often dubbed “the best finishing hole in golf”.

“Heart of Rancho Rico’ is an irreplaceable and timeless property with vast Pacific Ocean views of the coastline to the north and about 80 visible miles to the south,” says listing agent Tim Allen of the Tim Allen Properties Team.

“Many long-standing residents in the region have an affinity for the history of this property. It provides the ultimate Big Sur lifestyle with privacy, peaceful living and endless adventures to explore the 150 acres of coastal paradise.”

A 150-acre parcel of land in one of California’s most scenic locations

Purchased in 1965 by Cyril Chappellet, a former Lockheed executive, the 150-acre parcel of land has been owned by the same family for nearly 60 years and is now being brought to market by the original owner’s grandchildren.

Previous owners include the Pfeiffer family, known as early settlers in Big Sur at the turn of the 20th Century.

The land features Pacific Ocean coastline and private beach access with sweeping views of the Santa Lucia Mountains.

With a winding road leading to the beach, the property embodies everything Big Sur is best known for: winding turns, seaside cliffs, and beautiful views of the often-misty coastline.

The property has three separate family homes, manicured gardens, fruit orchards, outdoor living spaces, ample terrain to raise livestock and poultry, and a private road leading to the shoreline and private beaches.

Not to mention plenty of space to continue building and possibly create a multigenerational property, unlike anything in its vicinity.

The main house on the property is a modern ranch-style home built in the late 1940s. With 3,750 square feet of living space, the home has 4 bedrooms (all with en-suite bathrooms), an additional partial bathroom and 3 fireplaces, and coastal-inspired interiors.

Fitting for a property called “Heart of Rancho Rico” (the heart of the rich ranch), the idyllic main house features a single-floor design, with an open floor plan bringing the living, dining area, and kitchen together in an elegant setting with beamed vaulted ceilings, a stone fireplace, and warm wood throughout.

And large windows opening to unobstructed ocean views

The rooms of the house are lined with large windows that open up to magnificent views of the Pacific Ocean, which can also be enjoyed from the home’s many outdoor areas — which include an enclosed loggia and beautiful gardens.

Not to be confused with the main house, the two-story ranch house was built later on, in 1995, and offers an additional 2,500 square feet of living space, with 4 bedrooms, 2 full bathrooms, and a fireplace.

With a less formal, yet still inviting design, the three-bedroom ranch home relies heavily on wood and natural elements to create a cozy space, with its towering beam ceilings adding a touch of grandeur.

Completing the list of residences on the property is a garden house located further back on the 150-acre parcel. Built in 2001, it has 3 bedrooms, 2 full bathrooms, one fireplace, and 1,960 square feet of living space.

The most recent addition to the property, the 2001-built house boasts a “quiet luxury” design typical of Monterey County homes, with a muted color palette, large windows, and beamed ceilings.

In line with the winding turns that Big Sur is known for, the 150-acre property features its own winding private road that leads residents and their guests to the shoreline and private beaches.

Monterey County’s most exclusive real estate offering

The 150-acre property is now the highest-priced listing in Monterey County — by far — with the runner-up asking almost $70 million less. If sold anywhere near its asking price, Heart of Rancho Rico will go down in history as the most expensive home ever sold in this stretch of California. And since we already know its listing agent, Tim Allen, is an expert at breaking local records, we’re looking forward to seeing what this one sells for.
