Turns out Ryan Seacrest is quite good at keeping a low profile.
Following his Live with Kelly and Ryan exit, Seacrest moved back to California but hasn’t been spending as much time in Los Angeles as expected.
Instead, the American Idol host has been keeping busy at his ultra-charming Napa Valley compound in St. Helena, pressing his own olive oil and making wine.
An insider close to Ryan told The Sun that the TV and radio star “Has a house up in Napa. He grows olive oil in Italy. Nothing is locked in, but I wouldn’t be surprised if one day you see him doing food content for a streamer or ABC.”
But other than a short mention in a Wall Street Journal, Seacrest has managed to keep his Napa Valley compound, and what he’s growing there, a secret — until now, that is.
The gorgeous compound, which just hit the market for $22 million, spans over 40 serene acres and includes an 8,650-square-foot main residence, a 900-square-foot pool house, and a 1,200-square-foot guest cottage.
The vast property is anchored by a 2004-built Tuscan-style residence originally built by Napa-based architect Howard Backen — that recently underwent an extensive (and likely pricey) renovation by Nobili Marques Arquitectura and Clint Nicholas Design that added a note of modern charm to its timeless appeal. The compound spans over 40 acres of prime Napa Valley real estate, offering breathtaking vineyard, valley floor, and mountain views.

The breakfast room features a flagstone floor, a fireplace with a decorative iron door and limestone surround, a reclaimed beamed ceiling, recessed lighting, a French door leading to the chaise terrace, and two sets of pocketing doors with screens leading to the breakfast terrace.
Accessible from the breakfast room, the breakfast terrace has a flagstone floor, electronically controlled awnings, custom iron railing, and exquisite vineyard and valley floor views.
The primary suite comes with a home office

The spacious 480-square-foot primary suite includes wide plank oak floors, a reclaimed beam ceiling with recessed lighting, custom draperies, filtered vineyard views, and sliding door access to the lily pond and chaise terrace.
What caught our eye was the standalone office that’s part of the primary suite.

The dedicated workspace (which Seacrest has undoubtedly been using a lot) has built-in shelving and cabinets, wide plank oak floors, and sliding door access to the lily pond and chaise terrace. It’s separated from the main sleeping area through pocketing privacy doors.
And a stylish bathroom to match

The bath features dual vanities with custom cabinetry, Calacatta Verde marble countertops, an oversized steam shower with Zia Moroccan zellige tile surround, a spacious walk-in closet, a 72-inch freestanding Native Trails stone tub, and pocket doors to a private meditation/spa terrace with an outdoor fireplace.

Seacrest heavily renovated the house before listing it

Before listing the place for sale, Ryan Seacrest hired architectural designer Silvia Nobili of Nobili Marques Arquitectura, builder Grassi Construction, and Clint Nicholas Design to revamp the 2004-built home — and bring a fresh, modern feel to the property while preserving the original charm.
Changes included reconfiguring rooms, updating finishes and materials, and adding new features like a glass guardrail on the living room terrace to better incorporate the stunning landscape.

“Howard Backen’s original work had character and substance and I wanted to stay true to that but update it in the right places”, says Clint Nicholas of Clint Nicholas Design.
“The newly designed spaces provide wonderful natural light and were reimagined to incorporate a more modern and neutral palette, allowing nature to take center stage while providing a warm and inviting space for family and friends to relax”.
The other structures on the property: The pool house

A studio-style, 900-square-foot pool house — complete with a great room with open dining, living, bar areas, and fireplace — adds another one bedroom, one bathroom to the tally.
The charming little structure with a distinctly rustic feel also has a covered portico and two sets of pocketing doors that lead to the pool.

A guest cottage can accommodate more friends and family
If you’re thinking that there’s no way Ryan Seacrest would have crammed all of his guests into a 900-square-foot pool house, you’d be spot on.

There’s also a larger, Napa-style guest cottage (totaling 1,200 square feet of living space) on the grounds of the compound, featuring two more bedrooms with en-suite bathrooms. It also has a full kitchen with high-end appliances and a central seating area with a bay window.
