Fast forward to July, and the 2000-built home had already found a buyer; and not just any buyer, but one that paid nearly the full asking price.
The deal closed at $24.5 million, a price point that made it the most expensive home ever sold in Manhattan Beach — dethroning a $21 million neighboring property that set the record in 2017. And it turns out, this wasn’t the first time the house set local records. It was its third!
Located at 1800 The Strand, the property sits on a prime beachfront corner lot, right at the heart of a vibrant beach scene. And not just any beach, but one of California’s finest.

“When the home was finished in 2000, it was built out at over $700/SF which was an extraordinary number [at the time],” the property’s listing agent tells us, sharing that the beach house was lauded as the “best home on the Strand when it was completed.”

“The most dramatic element of the home is the custom floating spiral wood staircase which had to be lowered into the home via a skylight opening using a large crane. It’s very dramatic, and is the first thing you see when you walk in the front door,” agent Bryn Stroyke shares exclusively with Fancy Pants Homes.

Aiming for the crown: setting a new record for the most expensive home on The Strand
Known for its premium prices, Manhattan Beach has seen many properties on The Strand compete for the title of the priciest home sold in this upscale area. A modern, $36M house with luxury resort vibes gave it a shot a couple of years back, as did a $22 million Selling Sunset-featured property.
The third time this property has set a local record
Prior to the house’s July sale, the highest sale recorded in the area was a lot-value property at 1000 The Strand which sold in 2017 for $21 million. That land sale aside, the priciest home was a $19.2 million house at 508 The Strand — sold by the same team that repped 1800 The Strand.
The Real Deal reports that this wasn’t 1800 The Strand’s first record-setting deal. In fact, the property has set the record every time it has been on the market; first in 1998, when it sold for $2.2 million, then in 2011 when it traded hands for $12.3 million, and now with its most recent $24.5 million sale.
Other worthy contenders to the title
There’s also a triple-lot property that’s reportedly eyeing a $150 million sale, and another 1st Street house listed for $24,995,000.
The latter, a distinctly modern, 2021-built residence touted as “The most impressive and high-quality contemporary estate ever built in Manhattan Beach,” per the listing, is represented by Jason Oppenheim of Selling Sunset fame, and might just get its moment to shine in the Netflix spin-off Selling the OC.
