A two-bedroom condo at one of South Florida’s most coveted beachfront addresses has just sold for $17 million — setting a new high-water mark for a home with that bedroom count.
Residence N417 at Four Seasons Private Residences at The Surf Club in Surfside closed for $17 million, making it the highest-priced two-bedroom condo sale in Florida, according to information provided by the brokers involved in the deal.
The previous two-bedroom record at The Surf Club stood at $14.85 million, putting the latest closing more than $2 million above it.

And while two bedrooms might sound modest for an eight-figure condo, the square footage tells a very different story.
Residence N417 spans 3,006 square feet, giving its two-bedroom, 2.5-bath layout considerably more room than many full-sized houses. At the closing price, the transaction works out to approximately $5,655 per square foot.
Chris Wands and Amanda Malone of The Wands Team at Douglas Elliman represented the seller, while Cindy Orlinsky of Douglas Elliman represented the buyer.

Set at 9111 Collins Avenue, the oceanfront residence was designed within the Richard Meier-conceived Four Seasons development and takes full advantage of its position overlooking the Atlantic.

Walls of impact glass bring the ocean into the main living spaces, while an open great room flows directly onto a private terrace.
The kitchen centers on a substantial island, while both bedroom suites come with walk-in closets and unusually generous proportions for a two-bedroom floor plan.
Tile flooring runs throughout the residence, which also includes central air, an in-unit washer and dryer, and two parking spaces with valet service.

But at The Surf Club, buyers are paying for considerably more than the apartment itself.
The Four Seasons-branded property combines contemporary oceanfront residences with the restored 1930s Surf Club, a storied piece of Miami Beach history that has been folded into a much larger luxury hospitality experience.
Residents have access to full Four Seasons service, including a 24-hour doorman, secured lobby, oceanfront pools, fitness facilities and direct beach access.

The historic clubhouse also anchors some of the property’s best-known dining, while Bal Harbour Shops sits just minutes away.
That combination of privacy, service and scarcity continues to command a substantial premium, according to the brokers involved in the transaction.
“This sale speaks to the depth of demand we’re seeing at the highest end of the South Florida market, especially for branded residences with true scarcity,” Wands said. “At this level, buyers are looking for more than just square footage or a beautiful view.”

Malone pointed to The Surf Club’s combination of history, architecture and beachfront location as a major part of its appeal.
“The Surf Club continues to set the standard for ultra-luxury living in South Florida because it offers something incredibly rare: history, service, design and beachfront privacy all in one address,” she said.
Orlinsky, who represented the buyer, similarly described the property as operating in “a category of its own.”

The $17 million closing adds another eye-catching number to Miami’s ultra-luxury condo market, where sprawling branded residences continue to compete with single-family estates for wealthy buyers.
In this case, it also makes one thing very clear: at The Surf Club, two bedrooms can still command an eight-figure price — and now, a record one.
