Los Angeles’ luxury real estate market has its own tiers, and perched atop them all sits Rod Stewart’s Beverly Park mansion.

The singer’s longtime home is one of the city’s most impressive trophy estates, and it’s once again up for grabs — this time, with an even bolder asking price.

The 3-acre property first hit the market back in June, when the Maggie May singer listed it for a whopping $70 million. With no takers, the estate was taken off the market in November, only to resurface one month later with an even more ambitious asking price of $80 million.

Now, the European-inspired estate has seen its price slashed by $6 million and it’s asking $74 million.

And the rocker’s over-the-top mansion has plenty of attributes to justify the sky-high asking price, with location standing at the heart of it.

Rod Stewart’s house is in the prestigious North Beverly Park enclave, the ritziest, most expensive residential community in all of Los Angeles.

While it does have the coveted 90210 Beverly Hills zip code, North Beverly Park is actually Beverly Hills on steroids. Being famous won’t cut it; you’d need to have a bank account that’s a few thousand times over your number of Instagram followers to afford to buy here.

Adele’s house (bought from action star Sylvester Stallone for $55 million) is just a stone’s throw from Rod Stewart’s house, as is Denzel Washington’s — both located less than a mile away. Another neighboring house — the ultra-luxurious Villa Firenze mansion — once held the title of most expensive home in the U.S., listing for $165 million before selling at an auction for only a fraction of the price, $51 million.

More recently, actor Mark Wahlberg sold his Beverly Park mansion for $55 million, after it was first listed for $87.5 million. So Stewart’s $80 million listing fits right in with the crowd that shops around in the ultra-exclusive enclave.

When it comes to luxury properties, Rod Stewart’s Beverly Park mansion doesn’t just top the list — it rewrites it. Here, extravagance isn’t just a feature; it’s the foundation of a home that’s in a league of its own, and we’re here to take you on a tour of this sprawling abode.

Key facts & numbers

  • Location: Beverly Hills, 90210
  • Bedrooms: 9
  • Bathrooms: 12
  • Square footage: 28,000
  • Year built: 1993
  • Lot size: 3.26 acres
  • Amenities: a grand foyer, Great Room, regal formal library, private speakeasy, an expansive outdoor pool and spa, multiple seating areas, and a 60’ by 120’ fully lit soccer field
  • Other structures: a 4,500-square-foot guest house with a full-size gym, and an outdoor entertainment structure with barbecue and fireplace,
  • Asking price: $74,000,000

Stewart bought the lot in 1991 for $12,085,454 and then hired architect Richard Landry to build the regal English country estate we see today.

Landry, best known as “The Megamansion King”, has designed larger-than-life homes for celebrities and sports personalities like Wayne Gretzky, Tom Brady and Gisele Bundchen, Michael Bolton, and boxing legend Sugar Ray Leonard.

Richard Landry also seems to be the go-to architect for Beverly Park’s select clientele. Many of the sprawling celebrity abodes that line the exclusive, tree-lined streets of the upscale neighborhood (including Stallone and Wahlberg’s former mansions) were built by Landry.

For “Rod the Mod” Stewart, Landry delivered an English country-style estate that looks like it could have easily served as the Duke’s country house on Bridgerton.

Bridgerton-worthy interiors

It’s not just the exterior of the house that makes you feel like you’ve just stepped foot on the film set of a Regency-era series.

Stepping inside the main house, we’re immediately struck by the scale and beauty of the grand foyer, complete with a double staircase and soaring ceilings.

The Great Room, with its intricately detailed bar and seamless connection to the outdoor terrace, is tailor-made for entertaining. The formal library, wrapped in wooden bookshelves and a marble fireplace, offers a cozy retreat — but is just as regal as the rest of the celebrity house.

The heart of the home is the gourmet kitchen, featuring a spacious center island and a quaint breakfast nook overlooking the tranquil backyard. The adjoining sitting rooms provide a comfortable space for casual gatherings.

For more formal affairs, the dining room offers an elegant setting, while the private speakeasy and screening room add a touch of Hollywood glamour.

Upstairs, the primary suite of Rod Stewart’s house is a sanctuary of its own, with dual ensuites, multiple terraces, and a living area. The additional guest suites, each with their own bathrooms, offer stunning views of the estate.

The vast grounds are a wonderland of amenities, including a large pool and spa, numerous seating areas, and an outdoor entertainment area complete with a barbecue and fireplace.

A unique feature — and just as European as the rest of the house — is the fully lit 60′ by 120′ soccer field, perfect for sports enthusiasts.

The expansive 4,500-square-foot guest house adds to the property’s allure, offering additional living space and a full-size gym.

Not only does Rod Stewart’s house have a new price, it also has fresh representation.

Previously listed with Michelle Oliver of Douglas Elliman, the megamansion is now repped by Tomer Fridman with The Fridman Group at Compass.

A celeb-favorite realtor, we’re confident that the property’s in good hands — and are genuinely looking forward to seeing this one land a new owner. Hopefully, one as famous as the current one. Though it’s hard to compete with one of the best-selling music artists of all time.
