In Manalapan, Florida, one of the nation’s most exclusive — and prohibitively expensive — enclaves, a new 55,000-square-foot home is looking to dethrone its neighbor as the most expensive house in Florida.

And it might even set a new record for the most expensive home ever sold in the U.S. while it’s at it.

Newly listed for $285,000,000, a price point that makes it the second priciest active listing in the country — with only the $295 million Gordon Pointe estate in Naples, Florida surpassing it — the property can potentially set a new nationwide record if it sells anywhere near its asking price.

It’s also located right next door to billionaire Larry Ellison’s house, the former Ziff family estate, purchased in 2022 for $173 million in a deal that went down in history as Florida’s priciest home purchase.

Currently in pre-construction phase, the megamansion is being built by prominent local developer Stewart Satter, and is listed with Nick Malinosky of The Exclusive Group at Douglas Elliman.

A $285 million home with both ocean and Intracoastal frontage

A collaboration between Satter, renowned luxury home builder Robert W. Burrage of RWB Construction Management and Choeff Levy Fischman Architecture + Design, the estate stretches from the Atlantic Ocean to the Intracoastal Waterway, delivering unrivaled views, privacy, and exclusivity.

Spanning 54,570 square feet, the property includes a beach house, an expansive guest home, and a boat house.

The most expensive new build in the entire country

With its staggering $285 million asking price, 1960 South Ocean Boulevard shot straight at the top of the list of America’s priciest listings and is currently the most expensive new construction (single-family) in the entire country.

The front-runner is another Florida property, the $295 million Gordon Pointe estate in Naples, Florida, formerly home to philanthropist and Federated Investors founder, John “Jack” F. Donahue and his wife Rhodora, who started amassing the land in the 1980s and built several structures to accommodate their growing family.

However, it’s not the only new build in Manalapan looking to appeal to modern-minded buyers; just a few weeks back, we covered another brand-new oceanfront mansion that landed on the market in Manalapan for a hefty 79 million.

Upon completion, it will have 55,000 square feet of deluxe interiors

The main house alone will span 50,390 square feet, with 8 bedrooms, 9 full baths, 7 powder rooms, 2 state-of-the-art kitchens designed for both everyday use and catering, 2 laundry rooms, and dedicated staff quarters.

Even though it’s still in pre-construction phase, 1960 South Ocean Boulevard’s recent listing shot it to the top of the list of America’s marquee homes. And if it sells anywhere near its asking price, 1960 South Ocean Boulevard will go down in history as one of the country’s most expensive homes.

To put it into context, the Manalapan residence is twice as expensive as the sprawling Spelling Manor in Los Angeles — the 56,000-square-foot Holmby Hills residence of late TV producer Aaron Spelling, often credited with being “the world’s first McMansion” — now listed for $137,500,000.

It’s $47 million pricier than the most expensive home ever sold in the U.S., a record held by billionaire Ken Griffin’s $238M purchase of a 24,000-square-foot penthouse at 220 Central Park South, in Manhattan, and $85 million pricier than the $200 million house Jay-Z and Beyonce bought in Malibu a couple of years back.
