Neighboring the highly exclusive billionaire homes that line Manalapan’s shores, a newly built oceanfront mansion — with a sleek, modern look and about 20,000 square feet of upscale interiors — is listed for a whopping $79 million.

And its price tag makes it one of the most exclusive real estate offerings in the ritzy Florida enclave.

Known for commanding exorbitant home prices, the Palm Beach County town has two other properties listed for well over $80 million (a 13-bedroom spec mansion slated for completion in 2025 and listed for $95 million, and a fully furnished, ocean-to-lake mansion priced at a dizzying $85 million).

The 8-bedroom new build is the third most expensive home in Manalapan at the time of writing, tied in with another $79 million mansion located about half a mile away. And it boasts a sleek, contemporary design that sets it apart from its decades-old neighbors.

Listed with two of South Florida’s leading power brokers, Chris Leavitt of Douglas Elliman and Toni Schrager of Brown Harris Stevens Miami, 1460 S Ocean Blvd is a rare modern addition for Manalapan, best known for its sprawling Mediterranean-inspired homes.

The newly built mansion has 19,666 square feet of living space, 6 bedrooms, 11 baths, an oceanfront wellness wing, 2 pools (one inside, one out), a two-story primary suite, smart home tech, and parking for 16 cars, among other glam features.

Set on a generous 1.51-acre lot in the coveted Manalapan zip code, 1460 S Ocean Blvd enjoys both ocean and Intracoastal waterfrontage, with 172 feet on the Atlantic and another 172 feet on the Intracoastal (with a 50-foot dock).

In an area best known for its Mediterranean-inspired estates, the 2024-built home stands out with its fresh, modern architecture, and minimalist aesthetic.

As listing agents Schrager and Leavitt point out, the ultra-modern residence offers buyers a move-in-ready alternative without the need to embark on an extensive renovation or rebuilding process.

Schrager and Leavitt explain that modern builds and renovations present challenging approval processes. Even if a design is approved, that approval process takes about 1.4 years with a build taking two years or more.

If the property sells anywhere near its asking price, 1460 S Ocean would become Manalapan’s second most expensive sale on record.

The #1 spot is held by billionaire Larry Ellison’s $173 million purchase of the former Ziff family estate in June 2022, a record-shattering deal that remains the most expensive home purchase in Florida history.
